If you’re thinking about selling your home — whether soon or “someday” — one of the first questions that pops into your mind is the value of your home. And not just a rough idea... you want a real number you can trust.

But finding your home’s true value isn’t as simple as typing your address into an automated website. Your home has features, improvements, condition factors, and neighborhood nuances that can raise (or lower) your price. And those details matter when you're trying to make smart decisions about timing, prep, equity, and next steps.

Here’s a simple guide to help you understand what your home is really worth — and how to avoid the biggest pricing mistakes sellers make.

1. Start With Market Trends in Your Area

Home values depend heavily on what’s happening around you — not across the country or even across the metroplex. You want to look at data specific to North Ellis County and even more hyperlocal if possible (Red Oak, Ovilla, Waxahachie, Midlothian, etc.).

Look for:

  • How many homes are selling
  • How long they’re staying on the market
  • Whether homes are selling above or below asking
  • Price trends for homes similar to yours

These signs help show if it’s a seller’s market, buyer’s market, or somewhere in between.

2. Understand the Difference Between “Zestimate” and Real Value

Online value tools are fun to look at — but they often miss the true picture. Automated valuations can’t see:

  • Your upgrades
  • Your layout
  • Your home’s condition
  • Your exact lot or street
  • Local pricing micro-trends

Think of those tools as a ballpark, but not a number you should rely on when you’re making real financial decisions.

3. Compare Your Home to Recent Local Sales (“Comps”)

Real comps matter — not random listings.

When I perform a valuation, I look at:

  • Homes within ½–1 mile
  • Sold in the last 90–180 days
  • Similar size, age, and style
  • Matching features (garage, yard, updates)

This type of comparison gives a much clearer picture of your home’s real value in today’s market.

4. Consider Your Home’s Condition and Updates

Two similar homes can have very different values if one is move-in ready and one needs work.

Things that increase value:

  • Updated kitchens and baths
  • New flooring
  • Fresh paint
  • Roof/HVAC/windows in good shape
  • Clean, staged, and well-maintained spaces
